A registered architect is one of the professionals expected to work on a construction project intended for human habitation and occupancy. As a professional, it is the duty of the architect to ensure that the property is constructed according to plan, and complies with state requirements and regulations. To adequately perform his job, the architect may need to periodically visit the site, review shop drawings and report to the owner and building officials any violations or deviations from the project documents or contract.

What is Included in the Architect Report?

The reports, comments and other insights by the architect are all included in the architect report. While the primary content of the architect report is to report problems, defects or any deviation from the plan, the architect through the report will also:

Investigate the cause of problems, and provide recommendations on how these defects and problems can be addressed
Recommend appropriate professionals and technical experts to conduct additional investigation or repair works
And if the problems are related to design, the architect may provide an assessment of the problem and offer conceptual design solutions

What is Not Included in the Architect’s Report?
The architect report will not contain advice and information beyond the scope of the advice requested.
The contents of the report, including the assessment and descriptions, are based on the condition of the structure at the time of inspection, and the prevailing soil, structural and weather conditions. Prolonged periods of dry weather or rains may cause structural changes to the building;

The report is based on visual inspection reports of accessible areas. Thus the defects and structural problems that are not apparent shall not be covered. Clients and owners who may need a comprehensive pest infestation check-up should request for a separate check-up by a competent professional;
This report will not include a description and assessment of maintenance items within the property or the building like jammed doors.

The architect can only inspect and check the areas that are easily accessible. It is the responsibility of the property owner to ensure that all areas of the property should be made available to be included in the assessment and architect’s report.
